La <strong>congelaci\u00f3n<\/strong>, aprobada por el <strong>Rent Guidelines Board (RGB)<\/strong> en <strong>junio de 2026<\/strong>, es una de las <strong>medidas estrella<\/strong> del alcalde <strong>Zohran Mamdani<\/strong> para <strong>garantizar el acceso a vivienda asequible<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">En su <strong>demanda del 22 de julio<\/strong>, los propietarios <strong>alegaron<\/strong> que el <strong>RGB no ten\u00eda pruebas suficientes<\/strong> para justificar la <strong>congelaci\u00f3n de alquileres<\/strong> y <strong>acusaron al organismo de falta de independencia<\/strong>. Adem\u00e1s, <strong>denunciaron<\/strong> que el alcalde Mamdani <strong>\u00abintervino en la composici\u00f3n del RGB\u00bb<\/strong> y <strong>\u00abutiliz\u00f3 fondos p\u00fablicos para influir en las audiencias\u00bb<\/strong> a favor de los inquilinos.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sin embargo, en la <strong>moci\u00f3n presentada este viernes<\/strong>, las <strong>ONG y la ciudad<\/strong> <strong>defienden la decisi\u00f3n del RGB<\/strong> y <strong>califican la demanda de los propietarios como \u00abinfundada y pol\u00edtica\u00bb<\/strong>. Seg\u00fan los <strong>datos utilizados por el RGB<\/strong>, <strong>casi la mitad de los inquilinos en viviendas reguladas enfrentan una \u00absobrecarga de alquiler\u00bb<\/strong> (gastan m\u00e1s del <strong>30% de sus ingresos<\/strong> en alquiler), y <strong>casi un tercio sufren una \u00absobrecarga extrema\u00bb<\/strong> (m\u00e1s del <strong>50%<\/strong>).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Adem\u00e1s, el <strong>Estudio de Ingresos y Gastos 2026 del RGB<\/strong> muestra que <strong>\u00abla mayor\u00eda de los propietarios siguen obteniendo ganancias estables o crecientes\u00bb<\/strong>, lo que <strong>desmiente la alegaci\u00f3n de que la congelaci\u00f3n los afectar\u00eda negativamente<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Edward Josephson<\/strong>, director de la <strong>Unidad de Reforma de Derecho Civil de Legal Aid Society<\/strong>, <strong>declar\u00f3<\/strong> que la demanda de los propietarios <strong>\u00abno es m\u00e1s que un intento insensible de aumentar los alquileres una vez m\u00e1s\u00bb<\/strong>.
